Lakeside Golf Club

Rotric Constructions was engaged to deliver the extension of Lakeside Golf Club, inclusive of new bistro. In line with quality measures, the sandstone was a select grade from Gosford quarries.

A complex element to the project included the structural steel support for the raked ceiling. Decor perforated plasterboard system was installed throughout the entire ceiling. The design allowed for rectangle perforations to be used in a continuous pattern to achieve a seamless and harmonious look. This system served as a noise absorber, creating the perfect acoustics to accommodate for the large seating area. Another complex element delivered included the additional support required for the lighting feature.

Due to the outbreak of Covid-19, health and safety measures on site were heightened. This required a reconfiguration of trades in order to limit the number of people on site as per government regulations. We managed to deliver the project successfully to meet the client’s satisfaction, within the agreed time frame.

Chatswood RSL Club Major Refurbishment

Rotric Constructions was engaged under a Construction Management contract to deliver the construction of a new bar, lounge and gaming area, TAB, outdoor gaming area, new stairs and amenities at Chatswood RSL Club. Works also included a roof opening to the new outdoor gaming area. We rose to the challenge to keep the club free from any rain or water damage prior to the installation of louvres through our detailed construction methodology. The construction of the void was completed prior to the removal of the roof opening. A temporary roof structure was also constructed upon removal of the roof opening.

The project was delivered in 4 stages. A key deliverable was to ensure there was no disruption to ongoing operations.

Towards the tail end of the Project, Covid-19 unfolded. We adapted to the current climate and client’s needs promptly. This saw a need to reconfigure the floor space to comply with social distancing measures.

We delivered this memorable project on time, within budget and to a high standard.

Wests Carpark Construction

Rotric Constructions was engaged under a Design & Construct contract to complete the construction of additional carpark levels for a multi-deck carpark at Wests League Club. The Project included a new lift shaft and new lift.

A key deliverable was to ensure the carpark was fully operational whilst construction was in progress. We installed approximately 1800m3 of concrete. Works tracked as planned, with our team utilising our structural expertise and technical capability to collaborate on a rather complex project.

It was a requirement to also ensure there was no disruption to those wanting to utilise both the club’s facilities and the home ground of West Tigers. Continuous access to the carpark was achieved throughout construction of the project with 0 safety incidents.

QIC DESIGN and FITOUT MARTIN PLACE

QIC approached us with their vision to relocate their staff into L34, 52 Martin Place with a heavy focus on sustainability targets. Under a design and construct contract, we were involved with undertaking schematic fitout design, design development and documentation in line with energy efficiency targets and objectives such as workplace target density. The tenancy was primarily open plan to capture harbour views. We installed a total of 69 workstations, 12 hot desks, offices, quiet rooms, formal reception and client waiting area, boardroom, meeting rooms, kitchen, staff breakout area, semi enclosed utility areas, comms room with dexion compactus units, storage room and amenities.

Challenges faced include ensuring the design and installation conforms to technical provisions and accommodates the base building infrastructure. The design and build also had to conform to the building system’s NABERS Energy target rating.

A timely high end fitout was undertaken within original budget, with staff relocating to the new office space by desired date.

1 Chifley Square

Rotric Constructions was engaged by JLL under a D&C contract to upgrade the existing lobbies at 1 Chifley Square, an iconic Sydney office building.

1 Chifley Square, previously known as QANTAS HOUSE is recognised within the State and National Heritage agencies. Careful consideration was made towards the heritage component of the works. The project consisted of new natural floor tiles, Calcutta marble panels, design and coordination of the new perforated QANTAS screen graphic, signage board and feature LED, energy efficient lighting. Our experience with assets and building management allowed for a smooth procedure of works.

The Project was delivered within a tight timeframe, with the incorporation of after-hours works so as to reduce disruption to tenants and guests. Continued access to both foyers simultaneously was allowed for, with the lift operating at all times. We allowed for the quiet enjoyment of tenancies, including ANZ Bank and Sushi Tei Restaurant.

ST VINCENT’S DE PAUL

Rotric Constructions secured the St Vincent’s De Paul storage warehouse refurbishment and shop fitout for vintage clothing and homewares.

The Project included upgrade works to increase the power capacity, new kitchenette, changing rooms and amenities. Rotric Constructions utilised our depth of experience in using recycled and reusable finishes. The diverse range of finishes consisted of recycled material such as recycled tubes, pipes, mirrors and doors, pre-used objects and customised pieces. Recycled timber was transformed into clothing stands, and roller shutters were reused to incorporate into the structure of clothing stands and benches.

Works also included a new mechanical switchboard, feature pendant lights, fire rated sliding door, new ramps and stairs and prefinished insulated ceiling panels. We provided value engineering solutions such as an alternative flooring finish to resemble concrete flooring, adding measurable value for the client. Challenges faced included complex problem solving to determine the location and sufficiency of the power supply to the existing warehouse. We also had to ensure detailed building methodology was in place, particularly in regards to utilising recycled materials and achieving the high-end finish we delivered.

Rotric Constructions completed the project within a tight timeframe ahead of the opening day of the shop.

60 YORK ST

Rotric Constructions was engaged to complete a full lobby upgrade and refurbishment at 60 York St. The project included alterations to the existing carpark and amenities, plus a new café and awning to meet contemporary commercial city offerings.

Stone clad columns and flooring was installed, including natural wooden panelling to add texture and contemporary signage. Underpinning of existing slabs was also required for the ramps in the space.

We kept this fully tenanted building operational with ongoing access throughout the program, delivering a high quality build within the required very precise timeframes specified.

QIC PITT ST OFFICE UPGRADE

Rotric Constructions was engaged by QIC to transform the existing premises into that of a corporate setting for their offices. The project included the refurbishment of the entry, reception, boardroom, meeting rooms and offices.

We installed floating ceilings in the reception lobby and boardroom as a focal point. Timber acoustic insert tiles were used for ceilings as well as stunning polished timber flooring. Sound rating was of great importance in particular for the boardrooms and meeting rooms, of which we delivered on these specified objectives. We added a stone feature to the boardroom with joinery cabinetry and desks.

The team at Rotric Constructions has an excellent track record in working with building managers, both in public spaces and tenanted fit outs. All works were implemented on time, within budget in a safe, harmonious manner.

Bank of China

Rotric Constructions secured the Bank of China Ground Floor Fitout Project. The project involved the conversion of the existing dental practice into a bank, new shopfronts and basement works. We installed over 300 security boxes, vault, tellers and the relocation of a 2-tonne safe door within a constricted working environment from the ground floor to basement. We ensured no damage was made, keeping close communication with stakeholders, and that tight security measures were adhered to throughout the course of the works.
